Newnan continues to show interesting micro-market behavior in 2025. As a Coweta County Realtor who studies neighborhood-level data daily, I’ve identified the subdivisions seeing the most noticeable shifts in Days on Market (DOM). Buyers are more selective, and sellers need to understand how their neighborhood compares.

Summergrove remains one of the highest-demand communities, with DOM staying relatively low for updated homes. Homes with neutral paint, clean curb appeal, and fresh flooring continue selling quickly. Meanwhile, Avery Park and Stillwood Farms are experiencing moderate increases in DOM due to rising competition and condition-based pricing sensitivity.

Homes near Lower Fayetteville Road are seeing faster movement than homes further out, largely due to convenience and proximity to amenities. Buyers consistently note location as a top factor, especially for commute times.
